Commercial energy brokerage for property portfoliosHelping property managers across the UK
Draft for review: This document is a working website draft adapted from the supplied Energy Geeks terms. It is not legal advice and must be reviewed by a UK solicitor before use. Confirm the legal entity, company details, broker remuneration disclosures, complaints route and any applicable ADR scheme before publishing.

Last updated: 27 October 2026

These Terms & Conditions (“Terms”) apply to services provided by Aura WM (“Aura WM”, “we”, “us” or “our”) to the business customer requesting those services (“Customer”, “you” or “your”). Before publication, replace “Aura WM” with the full legal name of the entity that contracts with customers, if different.

1. Definitions

Agreement means these Terms together with any accepted service proposal, Letter of Authority (“LOA”) and other written terms agreed by both parties. Supplier means an electricity or gas supplier with whom you may choose to contract. Supply Contract means a contract for energy supply entered into between you and a Supplier. Services means the brokerage, procurement support, consultancy and account-administration services confirmed in writing. Working Day means a day other than a Saturday, Sunday or public holiday in England.

2. Our services and appointment

2.1 We may help you collect and review supply information, approach Suppliers available to us, present proposals, coordinate agreed administrative steps and provide account support as described in a service proposal or LOA.

2.2 An LOA authorises us only to carry out the activities stated in it. It does not, by itself, authorise us to enter into a Supply Contract on your behalf unless that authority is expressly and lawfully granted in a separate written document.

2.3 Our appointment begins when we confirm acceptance of your written instruction or signed LOA, whichever is specified in our proposal.

2.4 Aura WM is an intermediary, not an energy supplier. A Supply Contract is between you and the Supplier, and the Supplier’s terms, eligibility rules, prices and service conditions apply.

2.5 We work with a range of Suppliers but may not have access to every supplier or every tariff. We are not a whole-of-market comparison service and do not guarantee that an option we present is the cheapest available. We aim to present options that appear suitable based on the information available and the priorities you tell us about.

3. Customer responsibilities

  • Provide complete, accurate and up-to-date information about your company, properties, meters, consumption, current contracts and relevant dates.
  • Tell us promptly about changes to occupancy, tenancy, ownership, site use or other circumstances that may affect a supply or proposed contract.
  • Review proposals and supplier terms carefully, ask questions where needed and make your own informed decision before accepting an offer.
  • Ensure the person giving instructions has authority to act for the business, landlord, managing agent or property owner concerned.
  • Meet payment obligations owed directly to the Supplier and comply with the terms of any Supply Contract you enter into.
  • Provide reasonable cooperation and documents needed for the agreed Services, and comply with applicable laws.

4. Supplier contracts and decisions

4.1 We will explain material proposal details made available to us, but Supplier offers may be subject to validation, credit checks, capacity, meter data and Supplier acceptance.

4.2 You are responsible for checking the accuracy of the information on a proposal and the Supplier’s contract documents before accepting them. We are not responsible for a Supplier’s acts, omissions, pricing decisions, billing systems, network operators or service performance, except to the extent the law makes us responsible for our own conduct.

4.3 We cannot guarantee a transfer, renewal, switch date, meter change or other Supplier action will complete on a particular date. We will use reasonable care in carrying out the Services agreed with you.

5. Broker remuneration and conflicts

5.1 We may receive commission or other remuneration from a Supplier where you enter into a Supply Contract introduced or arranged through our Services. Where applicable, that remuneration may be reflected in the unit rates or other charges under the Supplier’s offer.

5.2 Before you decide to proceed, we will provide the material remuneration information required by applicable law and the relevant arrangement, including the amount or calculation method where required or available. You may ask us for further information about our remuneration.

5.3 We will take reasonable steps to explain relevant commercial relationships and manage conflicts of interest. You should consider the overall contract terms, not just the headline unit rate.

6. Fees and expenses

Unless a written proposal states otherwise, we do not charge a separate fee to the Customer for standard brokerage Services where our remuneration is paid by a Supplier. Any customer-paid fee or expense must be clearly set out and agreed in writing before it is incurred.

7. Change of tenancy, vacancy and site changes

7.1 You must notify us and the Supplier promptly if a property is sold, vacated, re-let, transferred to a new occupier or becomes vacant, or if responsibility for an energy supply changes.

7.2 Where possible, notify us at least 14 Working Days before a known change. This is a requested notice period to help with administration, not a guarantee that a Supplier will process the change within that period. Provide relevant meter readings, dates and supporting evidence when requested.

7.3 Responsibility for energy charges and the steps required on a change of tenancy depend on the facts and the Supplier’s terms. You remain responsible for meeting your legal and contractual obligations. We will explain any proposed charge to you in writing before agreeing a separate fee.

7.4 We will not apply an automatic fixed £750-per-meter breach charge under these website Terms. Any claim for loss arising from a breach must have a proper contractual and legal basis, be proportionate to the loss recoverable and comply with applicable law. Any separately agreed fee must be clearly stated in writing before it applies.

8. Confidentiality and data protection

Each party will take reasonable steps to protect confidential business information received from the other and use it only for the Agreement or as required by law. We will handle personal information in accordance with our Privacy Policy and applicable UK data protection law. Information may be shared with Suppliers and service providers where necessary to provide the Services, where authorised by you or where otherwise lawful.

9. Suspension and termination

9.1 Either party may terminate an ongoing Services appointment by giving 30 days’ written notice, unless a different period is agreed in writing. Termination does not cancel a Supply Contract between you and a Supplier.

9.2 We may suspend or terminate the Services by written notice where you commit a material breach and fail to remedy it within 14 days of notice, provide materially inaccurate information, fail to cooperate, or where continuing the Services would be unlawful or impracticable. We may terminate immediately where required by law or in the event of insolvency, subject to applicable law.

9.3 On termination, each party remains responsible for obligations and liabilities accrued before termination. Any fees properly agreed in writing and due for Services already provided remain payable.

10. Liability

10.1 Nothing in these Terms excludes or limits liability where it would be unlawful to do so, including liability for fraud, fraudulent misrepresentation or death or personal injury caused by negligence.

10.2 We will provide the Services with reasonable care and skill. Subject to clause 10.1, we are not liable for indirect or consequential loss, loss of profit, business interruption or losses caused by inaccurate information you provide, Supplier decisions, network operators or events outside our reasonable control.

10.3 Any financial cap on liability should be expressly agreed in a written service agreement and reviewed for fairness and enforceability; no additional cap is created by this website draft.

11. Complaints and dispute resolution

If you are dissatisfied with our Services, please contact us in writing at contactus@aurawm.co.uk and include your company name, relevant site or account details and a description of the issue. We will acknowledge and investigate the complaint and explain our response. Before publication, add your verified complaints procedure, postal address, response times and any applicable independent dispute resolution scheme. Do not claim membership of an ADR scheme unless membership has been confirmed.

12. General

12.1 We are not responsible for delay caused by events outside our reasonable control, but will take reasonable steps to reduce the effect where practicable.

12.2 We may update these Terms for future appointments by publishing a revised version. The version applicable to an existing Agreement is the version incorporated into that Agreement, unless the parties agree otherwise or the law permits a change.

12.3 If any provision is found unenforceable, the remaining provisions will continue to apply to the extent permitted by law.

12.4 These Terms and any non-contractual disputes arising from them are governed by the law of England and Wales, and the courts of England and Wales will have jurisdiction, subject to any mandatory legal rights.
